Requirements under the Immigration Act 2014 and 2016
From 01 February 2016, The Immigration Act 2014 requires that we verify your identity and your right to be in the UK. Additional obligations are imposed upon us from 12 May 2016 as a result of The Immigration Act 2016.
The requirements were updated in February 2023 and again in November 2023 (effective 24 January 2024) by the the Immigration Act 2014 (Residential Accommodation) (Maximum Penalty) Order 2023 and the Immigration (Restrictions on Employment and Residential Accommodation) (Codes of Practice) (Amendment) Order 2023.
We therefore have a legal obligation to ask you to demonstrate that you have a legal status in the UK and a right to rent.
To comply with the legislation we are required to carry out one of the following checks (1 2 or 3 below) before entering into a tenancy agreement with you, and we may also be required to carry out further or ongoing checks or reviews:

- a right to rent check using IDVT via the services of an IDSP (available to British and Irish citizens only)
- a Home Office online right to rent check (available to non-British or Irish citizens)
